Choose the right time to sell! Timing the market can make a huge difference in the price that you get. As supply and demand increase and decrease, prices are greatly affected. It is important to strategize with your agent based on the supply of competitors at the moment, market conditions and the season.

Stage it! Staging is the art of  making a home appealing to the highest number of potential buyers. My partner and I are excellent stagers with our own supply of furniture and decorative items. We have seen dramatic results from staging. Sometimes it can be as simple as rearranging furniture to show a room in its best dimensions and maximum space. Data proves that sellers who stage their home before selling make more money.

Clean, Declutter and Depersonalize! This tip goes hand in hand with staging. When a potential buyer comes through your home for the first time, you don't want them focused on your family photos, art and knick-knacks. Buyers want to see a clean, neat, non-cluttered home so that they can envision themselves and their family and friends there. Also, the fewer excessive things there are in the home, the larger it appears.

Price Right From the Start!  A home generates the most buzz and activity during the first two weeks it's listed. You want to be positioned correctly in the market so that potential buyers don't move on if they think the home is overpriced. Most buyers today are educated on comparable sales in the area they are considering.
